The likes of Google Maps (and Waze, which Google now own) update based on user data, which shows a sufficient volume of vehicles doing strange manoeuvres where no road appears to exist, and then send out a survey vehicle to check what has changed. Hence they're much quicker to update.

A bit off topic but Google Maps seem to be more up to date with new roads/ layouts than Waze but Waze responds faster to traffic/accidents, especially when traffic clears up.
