From what I understood there is no FTTC available, only copper wire from exchange to house so distance from exchange does matter and at very best in ideal world next to exchange would be 24MBps

There will be a cabinet, and 99.99% of these are now FTTC. Surely you'd never see copper from a residential house direct to the exchange.

Mike did say 1/2 mile copper up a country lane, which if it going to a FTC cabinet should see 35-40mbps download speeds.

The big point is it'll cost £19.99 to get the line installed by BT/OR (others may charge more), then you have 14 days to cool off from any contract if the speed is not any good, it's a no brainer for me to spend £20 to find out if a landline will work, when a landline will always be preferable to mobile with current tech.

One of the benefits living rurally is there is generally less traffic on the bandwidth to/from the local cabinet. I also have almost zero wi-fi band clashes as have no nearby neighbours

I just found the last speedtest result of the 5G router I had before it went back:

9.75mbps download
0.75mbps upload !!!
46ms ping
17ms jitter

A week before was:
14.6mbps download
20.9mbps upload !!!
28ms ping
8.5ms jitter

Very inconsistent as you can see.

Also gave constant DNS connection problems, even for regularly visited websites (BBC News for example). Netflix would run okay (because Netflix are clever), once I could get the smart TV to actually see the SSID, but streaming Sky or iPlayer was useless/unwatchable

Personally I (being old school) would always get a landline phone anyway, if only as backup when mobile services fail. Then you can at least try the broadband and as noted above cancel it if it's useless.

It's not clear what FTTC coverage is like in that area, only BT will know as and when you place an order...….

I don't know where you live, but round here I'd say most people are that, me included, even though we have FTTC cabinets and Virgin cable available for most of the exchange.

I'm about 1km as the crow flies from the exchange (cable route is longer) and get about 20mbps.
Our FTTC cabinet is actually much nearer the exchange than our house so though it would be faster it's not worth upgrading.

And before that a lot of Rover 800s, a few oddities, a lovely Triumph Dolomite 1850HL with Overdrive and way back in my schooldays an Austin Seven aka Mini 850!

2 miles of copper, straight in to the exchange, and more for people further down the same cable run. The most I ever saw on it was 6Mb/s hence the switch to 4G a few years ago. I work from home on Teams, stream TV and music, etc no problem at all.

BT / Openreach / Virgin / etc have no interest in trying to run a fibre along 2 miles of poles along a single track road on top of a windy hill, and they're not allowed to dig up the road to run ducting so we'll never see high speed from ground-based providers here. The same applies to most rural locations in Devon and Cornwall so our only options are wireless services of one sort or another.

For context, it's taken Elon Musk and SpaceX less time to develop a reusable rocket system from scratch and then design and deploy a network of high speed internet satellites than it has for Openreach to give a damn about the rural South West

David, assuming you know the postcode for the new location, you could try using this site to lookup details for the BT/OR cabinets in the area:

2. Below the map, click on Locality field. To the right it should give potential speed of line

Default My tuppence of experience

TL; DR summary

Fibre (Fibre to the Premises - FTTP)
Technology that supports speeds up to 1Gbps (and more)

Fibre to the Cabinet (FTTC)
Technology that supports speeds up to 80Mbps

ADSL2(21CN) around 20-24Mbps on a good day. 5 miles/8km from exchange is the theoretical limit and expect 1Mbps if a super stability profile is applied to your 'long line'

Cable (Fibre to cabinet, coax cable to property) - I'm on a 200Mbps connection currently, but throttling is applied regularly by telco.

An important thing to note - prior experience with customers tells me that not everyone understands that their connection speed to the router (via WiFi or ethernet) is not the same thing as how fast the their broadband connection is. I've enjoyed several discussions with people on the telephone where they're insisting it's connected at for example 54Mbps (802.11g) or 100Mbps (LAN/ethernet) but the speed test only shows 16Mbps or so. Even had someone say that "it didn't matter whether it's bits or bytes, I'm paying for a 20 Meg connection".

I feel that attention to detail is important

Sean I just did that (David sent me the postcode), the nearest FTTC cabinet is 2km away!
It's cabinet G8, on Drumfork Court, G84 7BS. Whether that supplies FTTC service to David's new home (and at what speed) only BT/Openreach can answer.

Edit: I've just checked the distance and Google agrees that it's 2km by the shortest route...…..

Slightly less distance than how I'm connected. I did notice that those cabinets are ADSL and ADSL2+ which are better than mine and with 100% area up to 30MB. If nothing else, it's an indication of what could be available.

Ive downloaded the 4G speed test app (tho i didn't get to try out it out today) and identified the master socket (Openreach Master Socket 5C). The guy next door uses an EE 4G router to provide connectivity and seems to think its good enough for HD netflix. The are 7 network cables (un-terminated) so it looks like an 8 port switch is sufficient.
The trouble with cabinet P8 is that its across the fields and a torrential burn (stream) and not on a direct road route! However, I am now much better placed to understand the issues and find a way ahead. Many thanks all.
